ALBURGH
NOTICE OF TAX SALE 
The resident and non-resident owner, lien holders and mortgagees of lands in the Town and Village of Alburgh, in the County of Grand Isle and State of Vermont, are hereby notified that the taxes and assessments assessed by such town and village for the tax years 2017 through 2019 remain, either in whole or in part, unpaid upon the following described land in such town and village, to wit: 

Parcel 1:  Being all and the same land and premises conveyed to Leslie King by Warranty Deed of William T. Counos II and Vicki L. Counos dated July 26, 1991 and recorded in Volume 64 at Page 104 of the Town of Alburgh Land Records and being more particularly described as follows: 
Being a vacant lot of land, located in South Alburgh, and on the westerly side of US Route 2 and containing 12.66 acres, more or less as is shown and depicted on a certain survey map entitled “Map of Boundary Survey William Cuonos” dated August 28, 1986 bearing the seal  and signature of Stephen Brooks and is recorded in the Land Records of the Town of Alburgh at Map Slide ___. 
Including herein is the 25 foot right of way which grantors reserved to themselves in a previous deed from grantors to the grantee which deed is dated October 29, 1986 and recorded in Book 55 at Page 167 in the Land Records of the Town of Alburgh. 
The above described property is subject to the following restrictions which shall run with 
the land: no mobile homes shall be constructed, stored or placed on the above described lot. 
Being a portion of the lands and premises conveyed to the Grantors herein by Quit Claim Deed of William T. Counos II dated July 21, 1986 and recorded in Book 54 at Page 418 of the Land Records of the Town of Alburgh.
The property is subject to and benefitted by all easements and rights of way of record.
To which deed and to the deeds, records and references therein contained, refer in further aid of this description.

PARCEL 2:  Being all of the same land and premises conveyed to Waseem Ahmed and Sultan Ahmed by Administrator’s Deed of Kathleen Fleurant, Administrator of the Estate of Julie Dickens dated July 24, 2003 and recorded in Volume 108 at Page 354 of the Town of Alburgh Land records and being more particularly described as follows: 
Being all and the same land and premises conveyed to the Estate Julie Dickens by Decree of Distribution from the Estate of Pierre Fleurant dated November 8, 2003 and recorded in Volume __, Page __ of the Town of Alburg Land Records. 
Being all and the same land and premises conveyed to Peter Fleurant (now deceased) by Warranty Deed of Mirko Tomic dated December 6, 1973 and recorded in Volume 41, Page 225 of the Town of Alburg Land Records. 
Being a one half acre of land, more or less, bounded on the North by the Canadian Province line and being all and the same land and premises conveyed to Mirko Tomic by Warranty Deed of James E. McCormick dated December 7, 1968 and recorded in Book 40, Page 320 of the Land Records of the Town of Alburg. 
Being all of those lands located on the United States Border adjacent to lands of estate of (Peter) Pierre Fleurant located in Quebec, also located on the easterly side of Henry Road, Town Highway No. 11, in the Town of Alburg and westerly of the Grand Truck Line Rail Road right of way/Canadian Province Line Rail Road, and bounded on the south by lands of Leo and Nancy Henry (Volume 44, Page 282, Volume 32, Page 161, Alburg Land Records) and lands of Larry and Wendy Benjamin (Volume 47, Page 300, Alburg Land Records).
Being further described as beginning at a point marked by an iron pin in concrete on the easterly edge of Henry Road right of way, said point also being in the International Boundary between the United States of America and Canada, being 38.79 feet east of an international boundary monument; thence east along the international boundary through the existing house 248.9 feet to an international boundary monument (which is the south edge of lands now or formerly of estate of Peter Fleurant and Julie Dickens); thence 98.57 feet to an iron pin on the westerly edge of the Grand Trunk Line Railroad; thence turning to the right at an angle of 128°53’ and proceeding in a south east direction along the rail road 59.07 feet to an iron pin; thence turning to the right on an interior angle of 53°00’10” and proceeding in a westerly direction parallel to the international boundary 333.33 feet to an iron pin set at the easterly edge of Henry Road; thence turning to the right with an interior angle of 89°33’45” and proceeding in a northerly direction 58.34 feet to the point and place of beginning.  Meaning to convey .44 acres with a portion of the dwelling located on the international boundary directly south and contiguous with a 1 acre parcel and balance of dwelling located on the Quebec side of the border.
The property is subject to and benefitted by all easements and rights of way of record.

Parcel 3:  Being all and the same lands and premises conveyed to Chyanne L. Francis and Andrew Francis by Warranty Deed of Donald A. Jacobs dated August 3, 2015 and recorded in Volume 166 at Page 171 of the Town of Alburgh Land Records and being more particularly described as follows: 
Being all and the same lands and premises conveyed to Donald A. Jacobs by Warranty Deed of David S. Matthews dated October 18, 2013 and recorded in Volume 159 at Page 446 of the Town of Alburgh Land Records.  
Being a parcel of land containing .92 acres, with a modular home and all improvements thereon, situated on the southerly side of Horican Avenue, so-called, in the Town and Village of Alburgh. In further aid of this description, reference is made to a plan of lands identified as “The Expanded Cleland Lot,” which said plan is dated May 11, 1993, by John H. Thetford and is recorded in the Alburgh Land Records. However, no warranty is made as to the said plan of lands.
The property is subject to and benefitted by all easements and rights of way of record.
To which deed and to the deeds, records and references therein contained, refer in further aid of this description. 
The property is commonly known as 61 Horican Avenue, Alburgh, VT. 
And so much of such lands will be sold at public auction at the Town Clerk’s Office in the Town of Alburgh, a public place in such town, on the 31st of January, 2020, at 10:00 a.m., as shall be requisite to discharge such taxes and assesments with costs and fees, unless previously paid.  Information regarding the amount of taxes due may be obtained through the Tax Collector, Terry A. To the Editor,
I have just finished reading (online) this week’s edition of the paper.  I really enjoyed your article and I’m so happy to see you are now able to expand staff and reporting.  
The Islander is such an important part of Grand Isle County and beyond.  
The North Hero I grew up in is very different today and yet very much the same. There might be bigger houses and more emphasis on tourism, but in the end it’s all about community. I have read The Islander since the very first issue.  
 The border remains closed and I am not able to visit my beloved home town, but reading The Islander every week has kept me connected for all these months.  I long for the day I can cross the Rouses Point Bridge and see the sign “Entering Vermont” and then over the bridge from Alburgh and finally see that sign that says “Welcome to North Hero”….Home!
